Glossary
EXISTING HOUSE is a SFD that has been occupied before, e.g. the present buyer is not the first occupant.
GLA (Gross Living Area) which is expressed in square feet (sq ft) from dimensions as measured on the outside of a one-story house and represents the total amount of finished living space. Other style houses have slightly different rules which are too detailed for an explanation here. For more information regarding this matter see ANSI Z765-1996 standard from the American National Standards Institute.
MEDIAN PRICE is the price in an ordered set of prices below and above which there is an equal number of prices (the middle price in an odd number of prices) or is the arithmetic average of the two middle prices (in an even number of prices).
MN (Map Number) is a unique number which is assigned by the PVA and which identifies each single property.
NEW HOUSE is a SFD that has never been occupied before, e.g. the present buyer is the first occupant. The Year Built is attributed to the year in that deed date. This is not necessarily the same as the actual completion date.
PVA (Property Valuation Administrator) is the official who assesses each property in a county. The PVA is an elected state official but is governed by the Revenue Department of state government. These assessments are utilized by all taxing agencies to set their tax rates and prepare the tax bills for each property owner.
SFD (Single Family Dwelling) is a structure (or part of one) which is designed for one family unit to occupy.
SPECIAL PURPOSE PROPERTY is a structure built specifically for the initial user and often has few other good usages, e.g. fast-food restaurant, retail tire store, quick change oil outlet, etc.
YTD (Year-To-Date) figures are the totals through the most recent full quarter of the year or the indicated date of the report. Eventually these become the annual figures.
